Career Snapshot
Over a four-decade career, Shri. Govind D. Joshi has progressed from hands-on engineering to leading multi-city, large-capex infrastructure programs. He began at KSB Pumps, Pimpri (1980–82) with factory training and purchase functions for subcontracted and machined components, gaining early exposure to supply chains and shop-floor realities.
At Kirloskar Pneumatic, Hadapsar (1982–97), he broadened into materials and vendor development—driving second-source and import-substitution initiatives, spares procurement, inventory control, and order auditing—while simultaneously strengthening Quality Assurance (vendor quality improvement, zero-defect projects, customer certifications) and heading Information Systems operations for organisation-wide computerisation and documentation.
Persistent Systems, Pune, (1997 to 2021) Mr. Joshi rose to Associate Vice President – Administration, accountable for infrastructure and facility operations across India and supporting overseas locations (US, Mexico, Malaysia, Sri Lanka). He led the creation of own office complexes in Pune—Panini, Bhageerath, Aryabhata-Pingala, and Vedas at Hinjawadi (~15 lakh sq.ft; ~7,000 seats)—and supported own buildings at Nagpur (Gargi–Maitreyi) and Goa (Bhaskar–Charak) (~4 lakh sq.ft; ~2,000 seats). He also planned and furnished major leased/SEZ spaces at Pune (Blue Ridge), Hyderabad (Waverock), and Bengaluru (Pritech Park) (~3 lakh sq.ft; ~2,500 seats), deploying high-spec campuses with advanced HVAC (VRV/chillers/precision AC with ozone tech), BMS, CCTV/PA/Fire Alarm/Access Control, data centres, redundant UPS/DG power, energy-efficient lighting, open-office/POD interiors, secure ODCs, rainwater harvesting, and green-building/energy-water savings. Post-retirement, as Head – Infra Project (Administration) (2021–24), he steered the MIHAN, Nagpur IT campus (13.5 acres; Phase-1 ~6 lakh sq.ft; ~6,000 seats), overseeing architect/consultant selection, campus master-planning, service integration, and statutory/environmental approvals to deliver IT-operations-ready facilities.

Role at Accurate Valuers & Engineering Services (AVES)
1) Engineering DPR (Detailed Project Report)
Scope definition & basis of design aligned to business needs (capacity, headcount, uptime, growth).
- Technical architecture: civil/structural concepts; MEP design basis (HVAC, electrical, UPS/DG, low-voltage, fire & life safety, plumbing, BMS, data centre rooms/IDFs).
- Statutory roadmap: approvals matrix (building, fire, environmental, electrical inspectorate, IT/SEZ where applicable), timelines & dependencies.
- Costing & BoQ: benchmarked capex with itemised BoQs; capex–opex optimisation; make-vs-lease comparative notes.
- Project controls: baseline schedule (PERT/CPM), cash-flow curves, phasing logic, long-lead identification, risk register & mitigations.
- Bankable documentation: DPR volumes suitable for lender appraisal—clear assumptions, drawings/schematics, cost back-ups, vendor quotations where needed.
