5. Court-Appointed Valuation of Industrial Property in Indore (Madhya Pradesh)
We were appointed by the Hon’ble Court to conduct a valuation of an industrial property located in Indore, Madhya Pradesh, for the purpose of a public auction. Despite receiving minimal documentation from the beneficiary party—insufficient for an accurate inspection—we proactively addressed the challenge by formally requesting the required documents.
Upon further request from the Recovery Officer, we approached the relevant government departments in Indore. The officers concerned extended their full cooperation and promptly sent certified Xerox copies of the necessary property documents to both our office and the Court via speed post.
After thoroughly reviewing the documents and layout plans, we scheduled and conducted a site inspection—our first visit to Indore. During the inspection, we identified several material discrepancies between the physical site and the documents provided. These discrepancies were duly reported to the Court through an official communication.
Previous valuation reports available with the concern authorities had estimated the property’s value between ₹. 50 to ₹. 55 Crores. However, based on our comprehensive document analysis, on-site verification, and reconciliation of discrepancies, we estimated the Fair Market Value of the property at ₹. 93.38 Crores.
Our final valuation report, comprising approximately 4,000 pages, was submitted to the Court. In the subsequent public auction, the property realized a sale value of ₹. 82 Crores—substantially higher than prior estimates Forced sale value ₹. 65.37 Crores.
Impact:
Our professional diligence and methodical approach resulted in an enhanced realization of ₹. 32 Crores for the beneficiary party—an achievement that underscores our commitment to accuracy, transparency, and value maximization in property valuation services
