7. Court-Appointed Valuation of 248-Acre Land Parcel in Thane, Maharashtra
We were appointed by the Hon’ble Court to conduct a valuation of a substantial 248-acre land parcel located in Thane, Maharashtra, for public auction proceedings. Despite the importance of the task, the interested party failed to cooperate and did not provide a single document required for valuation, even though both the Court and our team were working in their interest to help realize the highest possible recovery value through the auction.
Recognizing the importance of accurate documentation, and with the support of the Recovery Officer, we undertook an extensive effort to gather all necessary records ourselves. We successfully obtained.Â

- 350 property cards
- Relevant city survey maps
- The 1949 Non-Agricultural (N.A.) order
- And other critical documentation from concerned government departments and verified online sources
Following this, we conducted a second site inspection to verify and cross-check the physical status of the property with official records. After thorough analysis, we determined that 177 acres of the land parcel were under the legal ownership of the concerned borrower.
We then compiled and submitted a comprehensive valuation report of approximately 5,000 pages to the Hon’ble Court. This included not only the detailed market valuation but also supporting property title documents—many of which were not previously available either to the Court or to the interested party.Â

Our proactive and resourceful approach ensured the Court received a fully substantiated valuation backed by verified title records, significantly strengthening the case for transparent and maximum-value recovery through public auction.
